Why Nagy Fuvaros 25

One building — several investor advantages.

01

Two homes in one

Many ~60 m² units can be split into two separable ~30 m² studios — up to 30% higher rental yield under a single ownership.

02

Unbeatable location

Eight major universities on foot or a short transit hop — 83,000 students within reach.

03

Full-service management

Optional end-to-end management: tenant sourcing, cleaning, maintenance, condition checks. You collect returns, we do the work.

04

Move-in ready

Optional turnkey furniture and lighting packages — the unit is rentable the day it's handed over.

Neighborhood

Everything within a fifteen-minute radius.

Universities, transit, healthcare and shopping — an entire district on foot.

The investment case

Clear numbers, low friction.

A single ~60 m² divisible unit houses two student tenants under one ownership — that's what drives the higher annual yield versus a conventional single-tenant let.

Technical specification

What's behind the walls.

Everything below is taken from the architectural specification filed with the building permit — not from a brochure.

Energy and comfort

Heat-pump heating and cooling
Heat pumps supply the heating, the surface heating and the cooling. Backup is a condensing gas wall boiler with a 500-litre indirect cylinder and priority switching for hot water.
Heat-recovery ventilation
A heat-recovery system runs throughout the building: continuous fresh air to habitable rooms, extraction from damp and enclosed spaces.
Windows — U = 0.85 W/m²K
Triple-glazed uPVC units to a high insulation standard, air-tightness class 4 and 35 dB acoustic rating, in anthracite and white.
15–20 cm facade insulation
Non-combustible rock wool (A1, λ = 0.039 W/mK) in a certified system; 35 cm mineral wool over the attic slab and at least 22 cm PIR on the flat roofs.
Metering per apartment
A radio heat meter for each apartment, which also covers cold and hot water consumption.

Structure and acoustics

66 dB between apartments
Party walls are 16.5 cm certified acoustic layered construction — EI 120 fire resistance, fire class A1.
Cast-in-place concrete frame
Reinforced concrete columns and walls with 23 cm flat slabs, flush above and below; balcony slabs are 18 cm. Infill walls are 30 cm frame ceramic.
Pile-supported raft foundation
A watertight concrete raft (C35/45), with JET Grouting ground stabilisation beneath the neighbouring buildings to prevent settlement cracking.
Floating screed
A 6 cm floating screed, jointed room by room, with edge insulation along the walls.

Building and site

Basement, ground floor and 6 storeys
A closed-row infill on a 765 m² plot. Cornice height is 18.58 m and the pitched roof sits at 40°.
Two wings, one covered open stair
A covered open staircase links the west and east wings, and an accessible lift serves every level.
Courtyard as shared space
The inner courtyard is built as a communal terrace; the ground-floor apartments open directly onto the rear garden.
155 m² of green area — 20.3%
Intensive and semi-intensive green roofs with at least 81 cm and 21 cm of growing medium respectively. The required minimum is 15%.
Underground garage across the plot
Reached by a signal-controlled single-lane ramp. Includes an accessible space, double-stacker parking platforms, hanging bicycle racks and a storage unit per apartment.
Stormwater attenuation tank
Rainwater passes through a peak-load attenuation tank before it reaches the public network.

Facade and finishes

PREFA Prefabond cladding
A rain-screen composite panel system in grey, in both gloss and matt finishes, on the facade sections marked on the drawings.
Self-cleaning silicone render
Fine-grain silicone-based render over the mineral wool insulation system — weather-resistant, with excellent rain protection.
Bramac Tegalit Star roof
High-strength through-coloured concrete tiles, with painted aluminium guttering in anthracite.
Interior finishes
Laminated parquet on foam underlay, granite-aggregate ceramic tiling in the hard-floor areas, and wall tiling to 2.10 m in wet rooms.
